We walk with you through the steps to plan, design, and build your Solluna home.
Before Solluna Builders ever raises a hammer, we work closely with you to develop a detailed plan, design, and specifications.
Decisions are made.

You and the entire team all have a common understanding of exactly how your home will be built and the components and materials that will go it.

Step 1. Discovery and planning
Give us a call. At the first meeting, we listen. We want to know your goals, your wants, your needs.

Step 3. Turn your ideas into a plan

Step 4. Set a budget
Every Solluna home starts with a budget. Why? We have two important goals:
You want to be able to assess the feasibility of building your project within the budget you have in mind. The worst thing that could happen is to plan a project you can’t afford.
You want the best value for your investment. If you’re like most successful home owners, this means you’ll be prioritizing your goals and weighing your trade-offs. The Solluna design/build process is designed to give you the information you need to make good decisions.

Step 5. Architectural plans take shape
You’ll work closely with the architectural designer, who draws floor plans, exterior elevations, and site plan to meet your goals and budget. It’s exciting to see your ideas take shape.

Step 6. Rough estimate
When the plans are about 80 per cent complete, you’ll want to know: How close are we to meeting your budget?
To get an answer, Solluna develops a rough estimate based on the preliminary plans. Are we on target to meet your budget?
What changes do we need to make?
What else do we need to know?
When everything looks good, your project moves to the next step. Get ready to get busy.
Step 7. Detailed planning
The rubber really hits the road.
The architectural designer completes detailed architectural and site plans, ready for permitting and construction.
A structural engineer prepares engineered plans for foundation and structure for your home, necessary for permitting.
You work with the Solluna team to make decisions and select finishes and fixtures for your home – doors, appliances, flooring, tile, countertops, plumbing and lighting fixtures, and more.
Solluna confers with its team of trusted vendors and trade contractors to work out details and pricing for the different elements of your custom home or whole-house remodel.
Solluna develops detailed written specifications about the materials, products, and construction techniques to be used on your project.
Other professional experts step in as needed -- surveyor, geotechnical engineer, arborist, rainwater collection expert, and solar photovoltaic expert.

Planning and Design are complete
At the end of this flurry of activity, you now have:
Detailed architectural plans ready for permitting and construction
Decisions made about your Solluna home
Detailed, written construction specifications
An accurate cost estimate
You’re now ready to sign a fixed-price construction contract with Solluna Builders.
Step 8. Financing and Appraisal
The architectural plans and contract package go to your lender, who orders an appraisal. This process can take 4-6 weeks.
When the appraisal is complete, you will sign closing documents, and the lender will release the first funds so that construction can begin.

Step 9. Construction Begins
It took teamwork to complete planning and design.
And now that it’s time to build your Solluna home, teamwork really kicks in.
You’ll rest easy knowing that Solluna well-honed management practices and modern communication tools will keep your project moving swiftly and smoothly, forestalling delays and keeping costs in check.

Our experienced Solluna construction supervisor coordinates and oversees the work on the job site. He keeps you up-to-date with reports and meetings at least once a week.
Purchasing and finances

Our operations staff manages business relationships and purchasing with trade contractors, vendors, and lenders.
You get up-to-date reports and information.
Back at the office, we use sophisticated computerized accounting, record-keeping, and scheduling software.
